By putting our money where our mouth is and offering $100/day for every day we don’t close escrow on time, we can alleviate some of the concerns sellers have over accepting a financed offer. The Offer Advantage guarantee is Pinnacle Capital Mortgage’s pre-approval gold standard.

  • ​Borrower must have a loan application submitted prior to writing of offer
  • ​Minimum 25 day COE (Shorter COE period subject to lender approval)
  • ​Funds to be paid to Seller at COE
  • ​Maximum payment $2,000
  • ​Fully Ratified Purchase Contract and Prelim required within 48 hours of execution
  • ​Only applicable to Conventional and FHA transactions (Jumbo loans okay on a case by case basis and only with prior lender approval)
  • ​Not applicable to VA loans
  • ​Not applicable if delay occurs for reasons outside of lender's control (i.e. property issue, seller delay, ect.)
  • ​Not applicable for REO or Short Sale transactions
